There are often "hidden" costs associated with fee structures of property management companies. For example: mark-ups on advertising, margins on the maintenance, administration fees, inspection fees, photography charges, and web advertising costs.

Boutique Property Management's Promise to You
  • We will meet with you at the property and compile a detailed list of instructions and recommendations for the property to maximize your rental returns

  • We will market the property to the wider market including: web listings; newspaper advertising; and drop fliers to target markets.

  • We will personally show potential tenants though the property, carry out credit checks, and obtain references to determine the suitability of the tenant for your home.

  • We will collect two weeks rent in advance, and four weeks bond to be lodged with the Bond Centre upon the tenant signing.

  • We will prepare a comprehensive condition report for the tenancy, which includes a welcome note with any unique property instructions, written chattel list, digital photos, and photocopy of the keys given to the tenant at the commencement of the tenancy.

  • We will carry out and report on the regular inspections of the property. At least one month after the tenant moves in and every three months thereafter.

  • We will review rental arrears on a daily basis, and enforce our zero tolerance policy towards any arrears.

  • We will respond to any maintenance issues with the urgency they require to keep your property looking superior.

  • We will carry out final inspections with care and report back to you on our recommendations as to what is fair wear and tear, what is tenant damage to be taken out of the bond, and what is maintenance.

  • We will aim to re-tenant your property in a timely manner with as little vacancy as possible, and for the best market rent.

  • We will respond to any queries you may have with your property in a timely manner, and provide you with a financial report on a monthly basis.
